Do you need a lawyer to buy property in Bulgaria
Hiring a lawyer is not presented as a legal requirement, consistent with the articles already on this site; but the notary who runs the transaction is neutral and is not the person looking after your interests. That gap explains why a lawyer often makes sense.

Who does what in the official chain
According to the Registry Agency's Property Register page, a notarial deed is submitted for entry by the notary who executed it; for other documents the application can be made by the parties to the act, a notary or an interested person. The application is accompanied by proof that the state fee has been paid. So the link that runs the transaction is the notary, and the Registry Agency makes the register entry. A lawyer does not appear as a mandatory link on this page; we did not verify that on another official page and follow the framework of the existing article on this site.

Concrete checks a lawyer can do
- Ownership and encumbrance record: the Property Register issues three kinds of certificate: for a person, for a property and for a period. The property certificate reflects entries, notes and deletions up to the moment it is issued; an old certificate does not show the current position.
- The seller's identity and authority: whether the person in front of you is the owner on the register, and the scope of any power of attorney.
- The contract text: deposit, withdrawal and delay terms; tying payment to registration.
- Whether the cadastre and register records agree, and tax-debt documents.
- Searching again after registration to see that the record looks right.
When a lawyer especially makes sense
Our article on extra costs when buying a home singles out three situations: the seller is a company rather than a person, the property carries a mortgage, and the deal runs on a power of attorney. One can add a buyer who does not speak Bulgarian: an interpreter is needed at the notary, and someone who reads the text on your behalf helps (our assumption).

Is a lawyer needed when there is a notary?

Can I search the register myself?
According to the Registry Agency, anyone who knows the owner's three names and personal number can make an oral inquiry; written certificates need an application and a state fee. A lawyer helps to interpret the result.
If I hire no lawyer, will the notary check everything?
The notary does the checks the law prescribes; negotiating for you, assessing risk and setting the order of payment are not their job. Ask the notary before the deal which checks are theirs.
